MIXED MEDIUM

Jamaica Plain is a neighborhood of 30,000 residents in the Boston metropolitan region with a varied historic fabric that includes midsize flat-roofed commercial buildings and gabled-roof single-family homes. The mix of domestic and boxier shapes in the neighborhood context inspired the building's massing and produced novelty in the shape and location of program elements. The upper level apartments benefit from the sloped roof condition with high ceilings, extra mezzanine spaces, and access to dramatic light and views. The L-shaped building contains 45 apartments with 18% designated affordable, and bridges the corner with a ground-level neighborhood retail space bracketed by entry lobbies with fully screened rear parking.

The project was awarded an AIA Philadelphia Unbuilt award in 2015.
